Property Liens in California

Specialized property liens representation by Sari Law Firm— part of our Commercial Collection practice. Free consultation, transparent pricing, and clear communication at every step.

What is Property Liens?

A property lien attaches a creditor's judgment to the debtor's real property by recording an abstract of judgment with the county recorder's office where the property sits. The lien stays in place until the judgment is paid, refinanced, or sold, and any sale or refinance of the property must clear the lien from the proceeds.

When you might need this service

  • A debtor owns real property in California and you have a money judgment.
  • A long-term collection strategy is appropriate where active enforcement is not yet cost-effective.
  • A debtor is suspected of being about to sell or refinance property and you need to lock in priority.
  • A judgment is approaching the 10-year enforcement limit and the lien needs to be renewed.

How Sari Law Firm helps

We obtain abstracts of judgment from the issuing court, record them in every California county where the debtor may own property, monitor for refinance or sale activity, renew judgments before 10-year expiration, and execute on property when forced-sale economics make sense. For high-value matters we also evaluate fraudulent-conveyance claims when property has been transferred to family or related entities.
